Expats' Guide to Ejari in Dubai

Moving to Dubai is an exciting journey, but navigating the rental landscape can be daunting. One term you'll frequently encounter is Ejari—a crucial component of the city's rental system.

What Is Ejari?

Ejari, meaning "my rent" in Arabic, is an initiative by the Real Estate Regulatory Agency (RERA) to regulate Dubai's rental market. It mandates the registration of all tenancy contracts, ensuring transparency and legal protection for both landlords and tenants. Without an Ejari certificate, tenants may face challenges in legal disputes or accessing essential services.

Why Is Ejari Important?

Registering your tenancy contract with Ejari is not just a formality, it's a legal requirement. It provides:

  • Legal Protection: Ensures your rights are upheld in rental disputes.
  • Access to Services: Necessary for setting up DEWA (Dubai Electricity and Water Authority) accounts, internet services, and more.
  • Visa Processing: Required for sponsoring family members or renewing residency visas.

How to Register Ejari?

Ejari seems complicated at first, but it is a very straightforward process. It can be registered through either the tenant or the landlord. Ejari can be registered at any time during the duration of your contract but to avoid any delays – it should be registered at the start.

You can register Ejari through:

  • Online Platforms:
    • Dubai REST App: Download and follow the prompts to register your tenancy contract.
    • Ejari System via DLD Website: Access the Dubai Land Department's portal for registration.
  • In-Person:
    • Real Estate Services Trustee Centers: Visit authorized centers across Dubai.

In order to process the Ejari, you will need the following documents:

  • Signed tenancy contract
  • Tenant's Emirates ID
  • Tenant's passport and visa copies
  • Landlord's passport copy
  • Title deed of the property
  • Recent DEWA bill or 9-digit DEWA premises number
  • Trade license (for commercial properties)

After all the necessary documents are submitted, it will take at least 24 hours to formalize. Each certificate has a coinciding unique number which can be used as reference throughout the duration of the contract.

Renewing or Cancelling Ejari
